We represent the owner.
Adella Properties is a real estate development consultancy based in Aspen. We sit on the owner's side of the table, from first feasibility through final closeout. We work on projects throughout the Roaring Fork Valley and wherever else our clients build.
Full-service development and advisory.
We're brought in at whatever stage a project needs us, and the role scales to fit, from a single second opinion to multi-year, full-time representation.
Owner's Representation
A single point of authority across the project team: architects, engineers, consultants, contractors, and counsel. One party accountable for schedule, budget, and quality, reporting to you.
Development Management
Day-to-day execution from pre-development through turnover: entitlements and approvals, design management, procurement and buyout, construction oversight, and closeout.
Feasibility & Due Diligence
Site evaluation, program testing, preliminary budgeting, and risk assessment before capital is committed, so the decision to proceed is made on evidence rather than optimism.
Project Recovery
Projects that have slipped schedule, run past budget, or lost their stakeholders' confidence. We establish where things actually stand, then build the plan to finish.
Advisory
Engagements that don't call for a full-time representative: a contract reviewed, a project team assessed, an owner who needs periodic oversight and a clear read on progress.
Every project is shaped differently. If what you need isn't described here, ask. It's likely something we've done.
Four commitments, and we hold to them.
A project runs on trust long before it runs on documents. These are the terms we set at the start of every engagement.
We work for you, and only you
No brokerage arm, no construction arm, no referral fees from anyone on your project team. Our compensation doesn't change based on what gets built or who builds it.
Small by design
The person you meet is the person on your project. We take on a limited number of engagements at a time, so every project is run personally, not handed off.
Documented, not remembered
Decisions, changes, and commitments are tracked in writing and reported on a fixed cadence. You should always know where a project stands without having to ask.
On site
Valley projects are managed in person. Mountain construction has too many variables to run from a distance. Weather, labor, access, and lead times all change here by the week, so we're on site to catch problems while they're still small.
Most of our work is confidential.
Our clients prefer it that way, and we build our practice around it. What we can describe is the shape of the work:
- Ground-up residential, single-family and multi-family, on the steep, tight, hard-to-reach sites this valley tends to offer
- Substantial renovation and historic-property work, including projects that have to clear local design review
- Mixed-use and commercial development
- Contract negotiation and cost oversight on the owner's behalf
- Engagements from short-term advisory through multi-year, full-time representation
- Private owners, family offices, developers, and institutional stakeholders
References available in conversation
Nearly two decades in development.
Adella Properties was founded by Stephanie Kelly, who has developed projects of her own and represented clients on theirs. She knows what's at stake because she has carried it herself.
The firm is based in Aspen and works throughout the Roaring Fork Valley. Most of our work comes by referral from clients, real estate agents, architects, and counsel we've worked with before.
Let's talk about your project.
Whether you're weighing a project that hasn't started or holding one that isn't going the way you'd hoped, we're glad to have the conversation. Initial discussions are confidential and carry no fee.
